PROPERTY MANAGEMENT

Acting as a full service property management company, we balance the value of the asset while optimizing net operating income. To ensure premier oversight, we establish a preventive maintenance program, prepare an analysis of the property’s financial and operating reports, and maintaining and implementing the properties annual operating budget. â€‹Additionally, this is done while ensuring compliance with government and environmental regulations.​

ASSET

MANAGEMENT

The asset management division provides single source accountability for performance of all aspects of the project. The asset management team has dedicated portfolio managers with access to detailed equity research reports, giving them an edge over investors controlling their own assets. They perform economic analysis and prepare projections, reports and recommendations. Additionally, our team oversees the creation and implementation of the strategy for the project—coordinating marketing, advertising and promotion.

AQUISITION/

REDEVELOPMENT

Our acquisition team is seasoned with preparing and negotiating contracts for the acquisition and sale of commercial real estate, including land assemblages. We oversee the process: negotiating the terms of financing commitments for the acquisition and development of real estate and for interim and permanent loans; Reviewing documentation and providing guidance in the due diligence review of properties; Preparing specialized documentation, such as restrictive covenants, deeds of subdivision, easements, storm water management maintenance agreements and public improvements agreements, and assisting the client in processing these documents with local governmental representatives to obtain favorable approval;​ Preparing and negotiating development agreements between developers for the coordinated development of planned communities, including office, retail and various types of residential use; and providing representation at, and coordinating, closings pursuant to sale and purchase contracts, including coordinating all closing related functions with title companies, surveyors, engineers, architects, clients, lenders, and other professionals.
